A few days ago, I wrote about Marko Plahuta, whom many people know as Virostatiq. The man who analysed Slovenia’s motorways and used hard data to show why we have such serious congestion problems. This time, though, he surprised me with something entirely different: [bloki.si](https://bloki.si/), a tool that uses artificial intelligence to explore Slovenia’s property market.

No, this is not another property portal where flats are worth whatever the seller came up with over their morning coffee. It is a tool that brings together data from Slovenian public registers and lets you access it by asking perfectly ordinary questions. Just in case, Marko has put together countless examples that answer questions you have not even thought to ask yet – [bloki.si/analize](https://bloki.si/analize/)

Say you are buying a flat in Ljubljana. You find an advert for a 60-square-metre flat, and the seller wants €350,000. Is the price realistic? What have buyers actually paid for similar flats nearby? When was the building constructed? Has it been renovated? What is the area like? Is the property in a flood zone? These are all questions bloki.si can answer. And most importantly, you do not need to know any registers, hunt for data across different government portals or understand complicated spreadsheets.

You connect the tool to ChatGPT or Claude and simply ask it a question. The artificial intelligence finds the relevant data in registers such as GURS, the property market register, AJPES and others, then presents it in a comprehensible form.

Even more interestingly, you can paste a property advert into the conversation without its address, and the tool will try to work out which property it is. Yes, you also get the address, which makes everything considerably easier and may put you off buying, even if the advert is written so well that you are ready to pay for the property immediately. You can then check its history, comparable sales and estimated value. Naturally, that depends on there being enough data in the public records.

There is another important difference from many AI tools. bloki.si can also admit when it does not know something. If the data is not in a register, it says so. If there are too few comparable sales for a reliable estimate, it warns you. If it is merely an estimated value, it does not present it as an actual sale price. Those are very important distinctions, especially with property, where bad information can mean a difference of tens of thousands of euros.

The tool is not intended only for flat buyers, either. Property agents, valuers, journalists and anyone interested in what is happening on Slovenia’s property market can use it. From movements in prices and rents to building permits, spatial plans and building data.

On [bloki.si/primeri](https://bloki.si/primeri/), Marko has prepared practical examples that show far better than any technical explanation what can be done. Pro access is free until the end of 2026, or everyone has 50,000 credits available. And with Marko, it is clear exactly how many credits each query uses.

What impresses me most about all of this is not just the artificial intelligence. There is already plenty of that everywhere. What impresses me is that someone took publicly available data that the state has been collecting for years, connected it and turned it into something that is genuinely useful for ordinary people. To me, that is a more meaningful use of artificial intelligence than generating countless images and texts with no particular value.

Clearly, Slovenia has people who understand that data is not there simply to exist somewhere, but to be used. Marko, thank you. First for the Dars analysis, and now for bloki.si. Above all, thank you for proving that data can be turned into something useful if you have the knowledge, the will and enough curiosity.

I recommend trying bloki.si, especially if you are buying, selling or simply thinking about property. You may learn considerably more than the property advert told you.

P.S. It will also give you the value of your own property. Of course, I had to check everything, and I was pleasantly surprised by the valuations. A good investment. I hope he expands this to Croatia as well.
